Skanska, Piscada and Simien establish new company for building energy monitoring and operations optimisation

Three leading Norwegian companies join forces to form SmartTune AS — a joint venture targeting the energy performance gap in buildings through real-time cloud simulation and machine learning.

Oslo, Norway — 17 June 2024. Skanska Norge AS, Piscada AS, and Simien AS have established SmartTune AS, a new joint venture designed to bridge the gap between projected and actual energy performance in buildings. The company combines real-time cloud-based simulation with advanced machine learning to help building owners understand energy inefficiencies, improve indoor climate, and reduce operational costs throughout a building's entire lifecycle.

Addressing the energy performance gap

Buildings consistently consume more energy than their design models predict — a phenomenon known as the energy performance gap. SmartTune tackles this directly by combining Skanska's deep expertise in sustainable construction, Piscada's cloud-based building management software, and Simien's position as Norway's leading energy calculation technology provider. The result is a platform that connects design-phase energy models to real operational data, enabling continuous performance monitoring and optimisation.

SmartTune is essentially a digital twin for building energy use and indoor climate — combining design, operations, and user feedback data into one unified model.

A strategic combination of unique capabilities

The three founding companies bring complementary strengths that would be difficult to replicate individually. Skanska contributes construction expertise and a direct channel to building owners seeking sustainability outcomes. Piscada provides the cloud infrastructure and real-time building data layer that underpins the platform. Simien brings the energy calculation engine and machine learning capability that translates raw data into actionable intelligence.

The combination of three parties' unique capabilities makes it possible to realise the commercial potential of this technology and contribute to more energy-efficient buildings in the future.

This is a fantastic opportunity to expand our energy management offerings by combining the complementary expertise of three strong companies.

Machine learning at the core

SmartTune's technology development centres on machine learning models that continuously learn from real building data. Rather than relying solely on static design calculations, the platform adapts to how a building is actually used — accounting for occupancy patterns, weather variations, and equipment behaviour over time. Pilot projects are already underway at Powerhouse Telemark and Nydalen Vertikal.

Our machine learning expertise will be central to SmartTune's technology development, and we look forward to demonstrating results through our pilot projects.
